As-Built Plans 2024
Original Plans 1965
Ground Floor
First Floor

The 1960s detached house is built on the side of the steep valley. The house is set-out on four different levels connected by an open stair in the central area. The brief was to extend and modify the house layout so it function was improved, and to add area and bathroom space to the first floor.
Planning negotiations were extensive due to the sensitivity of the location in a prime part of the town’s conservation area. We were also proposing to extend the main front elevation, which in planning terms is not readily permitted.
The new projection is modest at 2.3 metres forward of the original front elevation, although it’s the reconfiguring of the internal space that makes such a significant improvement.
The heating system has also been updated with the addition of under floor heating (UFH) to the ground and first floors in combination with the existing ducted warm air system.

See the plan layout for comparison of the new with original:
-
The main kitchen dining space is significantly enlarged.
-
A new oversized glazed front door opens to a generous entrance hall with large cloak/shoe cupboard.
-
A new full height glazed opening with French doors leads from the dining area to the side terrace.
-
The garage is re-purposed to provide a new WC and utility room. The back of the garage is used for the new heating equipment (plant room)
-
The two main bedrooms are much larger with the new part as an open vaulted ceiling to the front of the house.
-
The main bathroom is enlarged, and a new en-suite shower room is provided to the second bedroom.
We always look to improve the image and identity of the projects we undertake. Clients understand that it’s not just feeling good about the way your new home looks and feels, it’s also about increasing its general appeal and future sale value.

The external palette of new materials is limited to three, intended to be gentle neutral and harmonious.

Brown-multi brick.
Siberian larch cladding.
warm grey aluminium windows.
