The existing house is a three-bedroom semi-detached family home. Our client preference is to invest in adapting the house to provide living space for a family of four and updating the energy efficiency and of the building to standard above those of current building regulations.

The initial feasibility studies demonstrated that the capital expenditure for this work would be equal to the minimum sum required to move home to a larger property. If a suitable property were found, it would then be likely that a further investment in refurbishing and adapting the new home would be required.

The sum invested in the existing house represents the most effective cost-benefit scenario. In making extensive additions and alteration to improve the spatial layout, we are also able to upgrade the fabric of the building and install efficient and carbon free energy generation.

Our proposals extend the house on the gable end and half the frontage at ground and first floor level, in addition to a single-story rear extension. This effectively ‘encases’ the existing house within the new build and thus we can super-insulated the whole building.

The roof structure is reconfigured to incorporate the new gable end and front additions. We have opened the roof to the rafters giving increased volume to most of the first-floor rooms and creating a central light well over the stairs that will bring daylight deep into the house as well as act as ventilation stack via the automated rooflight at the roof ridge.
